Standing water in the yard
Fence line ponds, soft play areas, and tire ruts that stay wet days after the storm. Clay and builder grade are usually why.
On Liberty Hill blackland and nearby Williamson County lots, water does not always sheet to a creek. It sits. New pads shed roof load onto finished sod that was never graded for a discharge. Older lots add irrigation that keeps edges soft year round.
A French drain is not magic. It is a graded trench with socked pipe that collects shallow water and moves it to a legal outfall. If the problem is a clogged gutter only, we say so. If the lot holds water against the slab or fence, an exterior line is often the answer.
Signs we see on walkthroughs
- Water against the fence for more than a day after rain
- Side yard mud that never firms up
- Downspouts dumping into a four foot strip beside the house
- Neighbor lot higher than yours, so their runoff becomes your pond
